    Square foot of shutter elevation or running foot, the height a running-foot rate assumes, whether the loft is in the figure, and why depth has to be stated separately. Two wardrobe quotes on different bases cannot be compared.

Where wardrobe quotes stop being comparable.

Two wardrobes of the same width and finish can be quoted far apart and both be fair, or close together and describe different wardrobes. Five things account for most of it, and the template has a line or a column for each.

The unit hides the height. A rate per square foot of shutter elevation — width multiplied by height — and a rate per running foot of width can be the same price. The running-foot rate only means something once the height it assumes is written down. Converting between the two shows the arithmetic.

The loft is in, out, or unstated. On a 9 to 10 ft ceiling a full-height wardrobe needs a loft, and it is the commonest gap between two quotes. The template gives it its own line.

Depth is in neither unit. A hinged wardrobe is usually around 24 inches deep. A sliding one needs 26 to 28 inches outside to keep 24 inches clear inside, because the track takes the difference. A sliding quote at hinged depth has either lost hanging space or not been drawn.

The inside is where the money is. Drawer count, rails, pull-outs and the hardware series behind them are where two wardrobes of identical size differ. The template lists internals by count, wardrobe by wardrobe — see planning the inside of a wardrobe.

Furniture: built or bought. A storage bed, bedside tables, a study table and a shoe rack are carpentry and belong on the BOQ with full specification. A sofa, dining set or mattresses are usually outside a turnkey interior quote. The template lists bought furniture on its own line so the quote says excluded, or prices each item.

Using it against wardrobe quotes you already have.

Put every quote on one basis. Convert running-foot rates to square feet of elevation using the height each quote assumes — and ask for the height if it is missing. Then check the loft is treated the same way in every quote.

Copy each quote into the format. A line a firm cannot fill in — the depth, the drawer count, the sliding kit series — is not a detail they forgot. It is a decision left open, and open decisions get closed on site.

Add the exclusions back. Loft, internals, mirror, handles, lighting and any bought furniture: put every excluded line back into the cheaper quote before calling it cheaper, and put every quote on the same side of GST.

Questions about the wardrobe BOQ.

Should a wardrobe be quoted per square foot or per running foot?

Either works if the basis is written down. Per square foot here means shutter elevation — width multiplied by height. A per-running-foot rate is width only, so it means nothing until the height it assumes is stated. Whichever is used, the BOQ should also say whether the loft is in the figure and give the depth, which neither unit contains.

Is the loft included in the wardrobe price?

Only if the quote says so. On a 9 to 10 ft ceiling a full-height wardrobe needs a loft, and leaving it unstated is the commonest gap between two wardrobe quotes. The template gives the loft its own line so it is either priced or visibly excluded.

What should a sliding wardrobe line specify?

Top-hung or bottom-rolling, the track brand and series, the roller load rating, soft-close dampers on both shutters, the shutter frame, and the depth. A sliding wardrobe needs 26 to 28 inches outside to keep 24 inches clear inside, and every internal unit has to fit within one bay. The template gives the sliding system its own line.

Does a furniture BOQ include the sofa and dining table?

Built furniture — a storage bed, bedside tables, a study table, a shoe rack — is carpentry and belongs on the BOQ with full specification. Bought furniture such as sofas, dining sets and mattresses is usually outside a turnkey interior quote. The template lists it on its own line so the quote says excluded, or prices each item, rather than leaving it to assumption.

Why are the rate columns empty?

So the sheet can compare two or three contractors against one fixed specification without our numbers anchoring it. Wardrobe cost bands are published on the site with their basis and date attached, which a spreadsheet passed around on its own cannot carry.
