    Read me — including the measurement basis

    How running feet are measured, whether the corner is counted once or twice, and why the rate column is empty. Two kitchen quotes on different bases cannot be compared, so this is the first thing to agree.

    Eighteen lines in the order a kitchen is quoted and built: base and wall runs, tall unit, corner mechanism, drawers, inner fittings, lift-ups, plinth, handles, countertop, nosing and cut-outs, backsplash, sink, lighting, electrical points and installation. Give it to every firm and ask them to quote on it.

Where kitchen quotes stop being comparable.

A kitchen is the room where two quotes for the same drawing most often turn out to describe different kitchens. Four places account for most of it, and the template has a line or a column for each.

The measurement basis. Cabinet runs are quoted in running feet, but "running feet" needs a definition: measured along the wall at counter level, and with the corner counted once. Counting the corner cabinet in both runs of an L-shaped kitchen adds roughly one cabinet depth — about two running feet — to the quantity, and the rate looks the same.

The board behind the finish. "Acrylic shutters" names a skin. The board under it holds the hinge screws and is the part a lower quote changes. The template puts the carcass grade — BWP to IS 710 for base units, BWR to IS 303 for wall units — and the shutter substrate on separate lines from the finish.

Everything outside the cabinet rate. Standard cabinetry quotes usually exclude the countertop slab, the sink and the appliances, and stone fabrication — edge nosing, cut-outs — is often a separate trade. The template lists each one as its own line with an included-or-excluded note, so an exclusion is visible instead of discovered.

Installation as a word, not a scope. "Installation included" covers anything from delivery to a levelled, sealed and adjusted kitchen. The sample itemises it, and what the installation line should cover breaks it down task by task.

Using it against kitchen quotes you already have.

Agree the basis first. Write the measurement basis at the top of the sheet and ask every firm to quote on it. If a quote has already arrived, re-measure its runs to that basis before comparing rates.

Copy each quote into the format. A line a firm cannot fill in — the hinge series, the shutter substrate, the corner mechanism — is not a detail they forgot. It is a decision left open, and open decisions get closed on site.

Add the exclusions back. Countertop, nosing, cut-outs, sink, backsplash and installation scope: put every excluded line back into the cheaper quote before calling it cheaper, and put every quote on the same side of GST.

Questions about the kitchen BOQ.

Is a modular kitchen quoted per running foot or per square foot?

Cabinet runs are usually quoted per running foot, drawers and fittings by count, and the countertop and backsplash per square foot. Either way, the BOQ should say how running feet are measured — along the wall at counter level — and whether a corner is counted once or in both runs. Two quotes on different bases cannot be compared line by line.

Should the countertop, sink and chimney be in the kitchen BOQ?

They should be on it even when they are excluded. Standard cabinetry quotes usually leave out the countertop slab and the appliances, so the template lists them as their own lines with an included-or-excluded note. The hob and chimney models also belong on the drawing, because the cut-out and duct sizes depend on them.

Why does the sample count the corner only once?

In an L-shaped kitchen the corner cabinet sits at the end of both runs. Counting it in both adds roughly one cabinet depth, about two running feet, to the quote. The sample counts it in run 1 only and says so in the remarks column, which is what any quote you compare it against should do too.

Why are the rate columns empty?

So the sheet can compare two or three contractors against one fixed specification without our numbers anchoring it. Kitchen cost bands by layout are published on the site with their basis and date attached, which a spreadsheet passed around on its own cannot carry.

Does the template work for parallel and U-shaped kitchens?

Yes. The blank format lists two base runs and two wall runs; add a run per wall for a U-shape, or drop the corner line for a parallel kitchen, which has no corner. The specification reference and checklist apply to every layout.
