Material Grades: Choosing the Right Plywood
Selecting the wrong wood grade for a specific area is the primary cause of premature interior failure. Here is the full hierarchy:

Rule: BWP IS 710 for any unit within 1 metre of a water source. BWR IS 303 for wall cabinets above the splash zone. Commercial MR for all dry rooms.
For a bathroom vanity, you have three viable material choices for the carcass:
- BWP IS 710 Plywood: Boiling Water Proof marine ply is the absolute minimum standard. It can withstand splashes and high humidity.
- HDHMR Board: High-Density High Moisture Resistance board is excellent for shutters (doors) as it takes paint well and resists moisture.
- WPC / PVC Boards: 100% waterproof and termite-proof. This is the safest material for bathroom vanities, though it has slightly lower screw-holding capacity than plywood.
Step 2: Dimensions and Ergonomics
Comfortable use of a vanity depends on the height and the type of basin:
- Counter Height: The top edge of the washbasin should be at 850–900 mm from the floor.
- Undermount/Drop-in Basin: The countertop itself will be at 850–900 mm.
- Table-top Basin: If the basin sits on top of the counter (typically 120–150 mm high), the counter must be lowered to 700–750 mm to keep the basin rim at the correct ergonomic height.
- Depth: 500–600 mm is standard to accommodate the basin and plumbing.
Step 3: Storage Configuration
Under-sink storage is complicated by the plumbing trap (the P-trap or bottle trap).
- U-Shaped Drawers: Specialized drawer hardware features a U-shaped cutout that wraps around the plumbing, maximizing storage space.

Third, the vertical strip beside or behind the door, which takes a tall narrow unit around 300mm wide and is usually the only floor space a small bathroom has spare. Fourth, under the sink, using the U-shaped drawer that clears the P-trap or the open shelf of a floating vanity for towels, both described above. The material rule does not relax for any of them: BWP IS 710 within a metre of a water source, and a floor-standing tall unit counts. Avoid open shelving at shower-spray height — it stores water, not towels.

What warranty does AlcorOne give on its interior work?
Three tiers, stated separately because they cover different things and expire at different times. Ten years on the plywood carcass from the date of handover, against delamination, borer attack and manufacturing defect in the board — conditional on the grade specified in the signed BOQ being the grade supplied and installed. One year on installation and workmanship: alignment, levelling, fixing, edge-banding and similar. Hardware, fittings and appliances carry the manufacturer's own term, and AlcorOne registers that documentation in the client's name at handover and facilitates the claim. Not covered under any tier: water ingress originating from base-building or plumbing defects outside AlcorOne's scope; damage from misuse, unauthorised modification, or third-party work carried out after handover; and normal wear to finishes.
